America's Homes Are Getting Old.
The single biggest tailwind behind flipping today isn't a trend — it's the age of the housing stock itself.
Built to Last — Until They Don't
The median US home is over 40 years old — the oldest housing stock in the nation's history. Post-war, 70s, and 80s builds are hitting the end of their structural, mechanical and cosmetic life all at once.
Massive Deferred Maintenance
Trillions in overdue repairs — aging roofs, outdated electrical, failing plumbing, inefficient HVAC. Every one of these is a value-add opportunity for an investor willing to fix it.
Inventory Stays Tight
New construction can't keep up with demand. Older homes in established, desirable neighborhoods are the dominant supply — and they need work, which is exactly where the flip margin lives.
Buyer Demand for 'Done'
Modern buyers want move-in ready. A dated home sells at a discount; the same home, fully renovated, commands a premium. That spread is the flip.
The FAT Takeaway
An aging housing stock means a permanent, growing pipeline of properties that need capital, vision and execution. That's not a fad — it's structural. The investors who learn to find, fix and flip these homes don't chase the market; they ride a multi-decade wave of forced appreciation. This is the core thesis behind everything FAT 3.0 teaches.

You — Is this property a good flip?
A good flip comes down to the 70% rule: your all-in cost (purchase + rehab + holding) should be no more than ~70% of the After-Repair Value (ARV). Run the FAT Deal Analyzer with realistic rehab and holding numbers — if net profit is thin at a conservative ARV, it's not a deal, it's a hope.
You — How much should I offer?
Start from ARV and work backward: Maximum Allowable Offer (MAO) = (ARV × 0.70) − Rehab − Closing/Holding. That 30% spread covers your profit, carrying costs, and a safety margin. Never offer based on the asking price — offer based on the math.
You — What is ARV?
ARV (After-Repair Value) is what the property will be worth once fully renovated. You estimate it from recent comparable sales (comps) of similar homes within ~0.5 miles sold in the last 3–6 months. ARV is the single most important number in a flip — get it wrong and every other number is wrong too.

Why Oakland Is Prime
Flipping America Today is launching in Oakland, California, the city where our enterprise begins. Here is every reason Oakland is the ideal starting point for a national real estate OS.

The city where our experience, City Hall, and venture capital converge.

Explosive Market Momentum
Oakland sits at the center of the Bay Area's most undervalued housing corridor. Median values continue climbing while prices across the bridge in San Francisco have plateaued, creating a widening arbitrage window for disciplined flippers.
Aging Housing Stock
Over 60% of Oakland's homes were built before 1980. Decades of deferred maintenance mean deep demand for value-add renovations, full rehabs, and ADU conversions across nearly every neighborhood.
City Hall Support
Oakland's economic development teams are actively partnering with investors who rebuild blighted blocks. Streamlined permitting, rehab incentives, and neighborhood revitalization programs are on the table for committed operators.
VC & Capital Backing
Venture capital is flowing into Oakland's built environment. Funds that fell in love with the city are backing FAT's launch, bringing institutional capital, proptech partnerships, and a pipeline of co-invest opportunities.
Our Home Turf Advantage
This is where we built our reputation. We know the blocks, the contractors, the title officers, and the tenant dynamics block by block. That local fluency shortens timelines and protects margins on every project.
Diverse, Growing Demand
Oakland's population is young, entrepreneurial, and expanding. First-time buyers, relocating professionals, and renters seeking quality housing fuel a deep, resilient buyer and tenant pool.
Favorable Entry Math
Acquisition prices leave room for meaningful rehab budgets and healthy profit margins, unlike neighboring markets where entry costs compress returns. The 70% rule still works here.
Transit & Job Centers
BART, freeway access, and a booming local employer base keep Oakland connected to the entire Bay economy. Proximity to jobs is the single biggest driver of long-term appreciation.
Target Neighborhoods
West Oakland
Transit-rich, fast-appreciating, deep rehab inventory
Fruitvale
Strong renter demand, vibrant street retail, value-add density
East Oakland
Lowest entry basis, largest spread, block-by-block turnaround
Dimond / Lincoln Heights
Family buyers, move-in ready demand, stable exits
Temescal / Rockridge fringe
Premium exits, high buyer competition, quick sales
Deep East
Institutional capital entering, multi-unit upside
The Launch Begins In Oakland
We're Starting Here. Scaling Nationwide.
Oakland is the proving ground. The playbook we refine on these blocks becomes the operating system we deploy across every American market we enter next.
